Fort St. John city council will consider proposed zoning amendments next week for a new car wash planned along the Alaska Highway.

Developers are requesting the changes for a second phase of development already underway at 112 Street and Alaska Road South, which will include a gas station, convenience store, and several new fast food restaurants.

The land is currently zoned for highway commercial, and the developers are asking the city to allow a light passenger vehicle wash as a permitted use.

The two-bay wash would either be operated by gas retailer Canco, or a proposed oil and lubricant shop, as “a supplementary service to their core businesses,” and would be "consistent" with similar businesses operating nearby, developers wrote in a letter to the city.

“We are committed to delivering a first-class highway commercial shopping centre and we feal that the addition of this use would help us achieve our goals,” said Dan Clark of 112th Street Investments.

A supplementary staff report to council notes that car washes are permitted as a standalone use on general service commercial properties, and have historically been allowed for highway commercial properties as an accessory use for car dealerships and gas and service stations.

The staff report notes there are only two similar car washes in the immediate vicinity. Allowing a third for the new development would be consistent with the city’s official community plan for highway businesses, as well as meet the needs of local motorists and travellers now and in the future, the report says.

“Staff are in support of this amendment to the zoning bylaw which allows business investment in our community,” comments CAO Milo Macdonald in the report. “It is encouraging to see commercial developers positioning themselves to move forward with investments which will lead to development and employment.”

If council gives first and second readings at Monday’s council meeting, a public hearing would be scheduled for Feb. 13 at city hall.
