It's Not Luck That Sells Your House

Every seller wants their home to sell fast and for top dollar. It is not luck that makes this happen, but rather careful planning and preparation that transform your home into an irresistible and marketable house.

In a rush to market their home, sellers can miss their biggest selling opportunity by putting it on the market before the house is actually ready. The first five to ten days a house is on the market can be when the most people (potential buyers/real estate agents) will tour your property (both physically and through online photos). If you wait days, or even months, after your initial listing to prepare your home then it is no longer a fresh listing, and you have missed making an essential first impression.

In any market, you will need to know exactly what things you need to do in order to attract home buyers and manipulate a good price for your property. Some of the things you will need to do before listing your home for sale include improving curb appeal, making any necessary repairs, staging your home, and developing a plan to keep the house clean for showings.

You should also research what other homes in your area are selling for so that you can price your home appropriately and competitively.Image is everything when it comes to selling your home. Curb appeal is vital for a potential buyer to acquire a good first impression and want to see more. The exterior of the house should be clean, clutter free and attractive. This report will guide you to make any needed repairs long before it's time for your first open house. Be prepared with estimate costs for replacement of big items (roof, flooring, etc), even if you don't plan to do it yourself. Having these dollar amounts can be helpful when it comes time to do the price negotiations.

The real estate market can be extremely competitive which means there are some important things you must take care of before listing it in order to be competitive and make your house stand out from the crowd.
